Retail space

Find retail space that fits your business

A California retail leasing guide to location, permitted use, total occupancy cost, and a practical first tour.

A good storefront works for the business behind the sign. Start with how customers arrive, what happens inside, and the cost of getting the doors open. A beautiful space can still be the wrong choice if the parking, utilities, or permitted use do not fit.

Choose the trade area before the suite

Write down your core customer, typical visit, and practical drive time. A destination business and a walk-in business need different locations. Visit the area when your customers would actually come: weekday lunch, the school pickup period, or a weekend evening.

  • Drive every entrance and exit, including the return trip.
  • Walk from parking to the storefront and check visibility from the street.
  • Look at neighboring businesses, their hours, and shared parking demand.
  • Ask about signs, deliveries, trash collection, and any patio area.

Check the use before negotiating the rent

Describe the business precisely to the landlord and the city. “Retail” does not explain food preparation, fitness classes, medical treatments, alcohol sales, or late hours. Ask what approvals are required for the exact operation and what work must happen before opening.

For a restaurant, ask for the existing plans and equipment records. Confirm ventilation, grease handling, electrical service, gas, restrooms, and accessibility with qualified professionals. A previous restaurant use is a starting point for investigation, not a permit for your new business.

Compare the cost of occupying the space

Request base rent, estimated NNN or operating expenses, utilities, deposits, and the landlord’s delivery condition. Then add your construction budget, professional fees, equipment, and working capital. A tenant improvement allowance may be paid after work is complete, so ask how the reimbursement process works.

Use the lease cost calculator to put monthly and annual quotes on the same basis. Compare the same lease year and keep estimated expenses separate from fixed rent.
