Lease cost calculator

Put the rent quote on one basis

Calculate estimated monthly and annual base rent and NNN expenses from monthly or annual commercial lease quotes.

Enter the quoted area and rates. This compares base rent plus an estimated operating expense allowance. It does not estimate utilities, construction, deposits, insurance you purchase, taxes on your business, rent increases, or other lease-specific charges.

If your base quote includes operating expenses, enter 0 for the allowance to avoid counting them twice. Add separately billed expenses only.

An illustrative quote

At 2,000 SF, $2.50/SF per month in base rent is $5,000 a month. An estimated $0.75/SF per month adds $1,500, bringing the modeled total to $6,500 a month or $78,000 a year. These are example inputs, not current asking terms for a property.

What to ask alongside the calculation

  • Is the quoted area the same measurement used to bill rent?
  • What is included in the base rent and expense estimate?
  • How do base rent and expenses change over the term?
  • What opening costs are outside this calculation?
